New 39" Carlton fireplace installed in the family room. Bathrooms also have new alder cabinets, quartz counters, new fixtures and new tile shower and shower / tub combo. Ample parking and parking permits included. Easy, 5 minute walk to the Village and Rec Center - or catch the complimentary Northstar shuttle anywhere in the Resort. Condo has Wi-Fi and expanded cable TV with DVR. 60' smart flat screen TV in the Family Room and 24' flat screen in the Master Bedroom. Friendly heads up... there is no land phone line in the condo. Cell service is available throughout the Northstar Resort. Kitchen is fully equipped to handle all your meals. Sleeping situation is... Our level of interaction is completely up to you. We are available by text or phone if you need us, and in the unlikely event you have a maintenance emergency during your stay, please contact us as soon as possible and we will assist immediately. We have a local real estate agent that will assist you in case of emergency.

What is Provided

You can expect these items at the house, so no worries about packing them. BEDROOMS/BATHROOMS: Linens (sheets and bedding for all bedrooms), pillows, bath towels, hand towels, wash cloths, hair dryer, hand soap, travel sized shampoo, conditioner and body wash, at least two rolls of toilet paper per bathroom, clothes hangers inside each closet. KITCHEN: Trash bags, paper towels, dish soap, dishwasher detergent, dish cloths, pot holders, full sized coffee maker w/filters, Keurig with a coffee pods and creamers, coffee mugs, place settings for eight, wine glasses, regular glasses, toaster, blender, pots and pans, measuring cups and spoons, cooking utensils, mixing bowls, baking dishes, food storage containers, electric griddle, can opener, corkscrew, knife assortment, salt and pepper. If any of the above items are not in the house when you arrive, please call us so that we can replace them for you immediately. LAUNDRY ROOM: Washer/dryer, detergent pod in case you need to do a load of laundry, broom and dust pan, iron and ironing board. OTHER: Free WiFi, room darkening shades, laptop friendly work spaces, smart TV's. SAFETY FEATURES: Fire extinguisher, carbon monoxide and smoke detectors. The outdoor trash bin is located in the parking lot before the path to the house.

Rules Our home is a high-end property in a residential community populated by families and working professionals. We pride ourselves on being good neighbors and ask that you treat the home and our neighbors as you would your own. We have strict policies regarding noise, smoking, occupancy limits, property damage, and cleanliness. By following these guidelines, you will ensure that our home stays in excellent condition for those who follow and that we uphold our values and our promise to our neighbors. We strictly enforce the following rules: • No smoking, including vape* • No parties • No pets • No noise that can be heard from outside • No guests not named in the Rental agreement • No firearms • No drug use, including marijuana • No alcohol consumption by guests under 21 • No fireworks/hazardous materials • No refunds for any reason *A note about smoking: If you choose to smoke outside, please be aware that the State of California laws prohibits smoking within a “minimum distance of twenty-five feet from entrances, exits, windows and ventilation intakes.” We ask that you respect our neighbors and not smoke near any residences. Furthermore, do not dispose of cigarette butts outside (including street, sidewalk or grassy medians). Check-in: 3:00 PM - 10:00 PM Checkout: By 10:00 AM A lot of time and detail goes into the cleaning of our house to make it perfect for the next guests arrival. It takes several hours for our cleaning team to turnover a house after each stay. For this reason, we may not be able to accommodate an early check-in request. We are not able to accommodate late check-out requests. We appreciate you're understanding. Absolutely NO SMOKING OR VAPING inside the house. A $1,000 smoke abatement fee will be charged if evidence of smoking or vaping is found in house at time of checkout. If you do smoke in the front or backyard, you are responsible for picking up your own cigarette butts. Additional fees may be charged for cigarette butts left in the yards. Please remember this is our home and not a hotel. We have taken great pride in providing you with a nice, comfortable place to stay, and ask that you treat our home with respect. Guests will be charged $250 fine for using glitter, confetti, and/or taping signs to walls. There is ample parking in the parking lot adjacent to the property. Parking permits are located insight the Guest Book on the TV table. No pets allowed on premise. If you violate this policy, you will be asked to leave the property immediately with no refunds. No parties or events. Maximum occupancy for this house pursuant to Truckee City Ordinance is six (6) people (adults and children). This occupancy requirement includes guests staying overnight and guests "visiting" the home during the day. Outdoor quiet hours from 10PM till 9AM. Please help us comply with the Truckee City Ordinance by moving the party inside from 10PM till 9AM. Do not allow children to use premises including recreational areas without direct supervision of an adult. No exceptions. This is for their safety. Guests agree to compensate host for damaged, broken, missing, lost or stolen items at time of checkout. CANCELLATION POLICY: Travelers who cancel at least 30 days before check-in will get back 100% of the amount they've paid, less a $100 cancellation fee. What does it mean to book direct?

Booking directly with us will always get you the best deal. Although we do lit our properties on Airbnb and VRBO, they won't provide you with the best price. When you book directly with us we can offer you the best price guaranteed because there is no service fee.
When is my first payment due?

If you book directly through us, a 50% deposit is due at the time of booking to reserve the property. The remaining balance will be due 30 days prior to check-in date. For reservations made 30 days or less prior to check-in date, payment in full is due at the time of booking.
Is a security deposit required?

All properties require a security deposit. This deposit safeguards against damage, proper clean-up at check-out and other charges as described on your rental Agreement. Security Deposits will be applied as a hold on your credit card one (1) day prior to arrival. The Security Deposit will be refunded within ten (10) days after check-out if there are no damages or excessive cleaning required.

We understand that sometimes accidents happen. Should you break anything please let us know immediately. If it is minor, we typically will not charge for the damage. If it's a larger issue, like wall damage or broken furniture, we would like to agree to the repair cost with you before you leave to avoid any issues later.

The only fee you will be charged in booking direct is the cleaning fee. It takes a great deal of time to clean and sanitize our houses due to their size, but we have an awesome team of people who work extremely hard to ensure our houses are white glove clean for each stay.
